Jessica, a dedicated landlord, embarked on her journey with the HCV program in 2021, driven by a unique blend of financial assurance and community spirit.
For three years, Jessica became an integral part of the program, welcoming her first HCV tenant, Catrina, into her townhouse. Jessica’s motivation to join the program stemmed from the reliability it offers, which provided her with peace of mind. “We were thankful to learn about automatic rent payments, as it alleviated concerns over late or missed payments,” she explained. This financial security enabled her to focus on creating a more welcoming environment for her tenant.
Catrina quickly became more than just a tenant; she became a valued member of the community. Jessica admired how Catrina added charm to the neighborhood, noting, “The exterior of the home was always tidy and beautifully decorated.” Open communication was a hallmark of their relationship, with Catrina responsibly informing Jessica of any changes in her income that might affect her rent contribution. “She was also very responsive in her communication,” Jessica added. Throughout Catrina’s tenancy, Jessica experienced financial stability and witnessed the positive impact of the HCV program on the lives it touched.
Reflecting on her experience, Jessica offered advice to new landlords considering the HCV program: patience is key. “The beginning of the process can take 2-3 months, but we were back paid, so everything ended up covered,” she said. Jessica also identified the importance of preparation and understanding as essential components for a successful partnership with SMHO. Yet, with patience and understanding, the rewards of providing stable housing to those in need far outweighed the challenges.
