Celebrating 50 Years of Service & Community
South Metro Housing Options is celebrating 50 years of service and community this year! The nonprofit started conducting business in 1971 as the Littleton Housing Authority, and is the second oldest in the state of Colorado. Much has changed over the past five decades, but one thing remains the same… the need for affordable homes in Littleton.
Some of the company highlights include:
· In 1979, SMHO worked closely with a private developer on the design and construction of Amity Plaza, a seven-story, 180-unit housing complex located at 200 W. Sterne Parkway, serving seniors, disabled adults, and veterans. SMHO has managed the complex since its inception, and purchased the property in 2003.
· In 1982, SMHO constructed the John W. Newey Family Housing development, consisting of 20 single-family homes. The homes are two, three, and four bedroom homes and are located on three scattered sites in the community. The program falls under the Section 8 New Construction (multifamily housing) program regulations. Residents pay 30% of their adjusted income in rent. SMHO receives a subsidy from the Colorado Housing and Finance Authority to assist with operating costs, which include debt service payments. · Alyson Court was purchased by SMHO in 2002. The 60-unit subsidized complex was constructed in 1982 by a private developer and serves seniors, disabled adults, and veterans. SMHO purchased the complex from the developer when the initial 20-year Housing Assistance Payments contract expired. Both Amity and Alyson are under the HUD regulations of the Section 8 New Construction housing programs.
