What is Area Median Income or AMI?
Area Median Income helps in creation of income limits that are then used to determine a household’s eligibility for affordable housing.
Every year the U.S. Department of Housing and Urban Development (HUD) determines the Area Media Income (AMI) in either a metropolitan statistical area or a non-metro area county. AMI refers to the income level that divides a population’s income distribution of an area in half, with half of the population having income below that amount. Income limits determine the eligibility of applicants for assisted housing programs.
Montview Flats, which opens later this year, will serve households earning incomes averaging from 30%-70% of the AMI.
HUD releases its AMI report for 2026 on or about May 1st.
