For three years, Jessica became an integral part of the program, welcoming her first HCV tenant, Catrina, into her townhouse. Jessica’s motivation to join the program was sparked by the reliability of automatic rent payments, providing some peace of mind. “We were thankful to hear about automatic rent payments. It took away the concern for late or missed payments,” Jessica shared, highlighting the financial security allowed her to focus on creating a more welcoming environment for her tenant.
Catrina quickly became more than just a tenant; she was a part of the community. Jessica admired how Catrina added charm to the neighborhood. “The exterior of the home was kept tidy and decorated well,” she said. Communication was open, with Catrina responsibly informing Jessica of any changes to her income that might affect her rent contribution. “She was also pretty responsive with communication,” Jessica continued. Throughout Catrina’s tenancy, Jessica found financial stability in the program and saw the value of the HCV program in the lives it touched.
Reflecting on her experience, Jessica offered advice to new landlords considering the HCV program: patience is key. “The beginning of the process can take 2-3 months, but we were back paid, so everything ended up covered,” she said. Jessica also identified the importance of preparation and understanding as essential components for a successful partnership with SMHO. Yet, with patience and understanding, the rewards of providing stable housing to those in need far outweighed the challenges.
